First time home buyer steps:
Step 1:
Down Payment - First of all, your down payment is required. This is a minimum of 5% of your homes value (if below $500k) (Do note, 5% is the minimum, but could vary depending on credit history, income etc. - Speak with your mortgage associate for further details.
Step 2:
Pre-approval - Once you have or are beginning to save up for your down payment, you will now need to work on getting a pre-approval. This can be done with a mortgage associate or, directly with a bank. They will ask you for required documents to verify your income and determine a pre-approval amount based on your income to debt ratio. (yes, student loans, car loans, visas, line of credits and more count. Speak with your mortgage associate for further details.
Step 3:
Start looking for your home- Now that you have the pre-approval you can begin house hunting, congratulations!! This is where we will work together to determine what your needs are and what your wants are. We come up with a plan together based on your criteria and start looking at homes.
